What actually impressed me

The drywall patches are the tell. A rushed patch job leaves you with visible humps and a fuzzy halo where the sanding stopped. These blended in completely. The cabinet doors line up like new. The caulk lines are crisp and straight, not the wavy bead you get when someone is hurrying. It was fast and it was careful, which in my experience almost never go together.

He showed up when he said he would — which, if you have done this before, you know is half the battle — walked the unit with me, gave me a straight answer on what he could get done that day, and then did it. No drama, no rescheduling, no “I’ll have to come back for that part.”
We made the deadline
Our new tenant moved in on schedule, into a unit that genuinely looked cared for rather than patched together at the last minute. The doors work, the kitchen looks tidy and solid, the walls are smooth, and the bathroom reads as clean and fresh. That first impression matters — a tenant who walks into a well-maintained place tends to treat it well in return.
